*Closed Sales actually increased by 8.3% from 2016

*The number of homes for sale DROPPED significantly by 19.9% from 2016

*This left the month supply of homes at 2 months~ (a slight increase from the 1.8 month supply when February closed) 

*Prices increased 7% with the median sales price as $237,500

*Sellers netted 98.1% of their asking price.

February numbers have been tallied!

*Pending Sales rose slightly by .5% from 2016

*Closed Sales decreased slightly by .7% from 2016

*The number of homes for sale DROPPED significantly by 25.3% from 2016

*This left the month supply of homes at 1.8 months~ 

*Prices increased 7.6% with the median sales price as $223,00...

The numbers are just shocking to look at... If you are a buyer who wants to live in St. Michael, you are feeling them right now!!!

There is a 1.8 month supply of homes for sale!!! This is GREAT for sellers and challenging for buyers...

The average days a home is on the market prior to sale is 57~ This number is dropping each day. The lack of homes to pick from is driving this number down~

Seller's are getting 97.2% of list price!!! This is up from 89% a year ago.

January 2017 is over and the first month of the year statistics have been compiled~ 

When January 2017 was compared to January 2016, this is what was found:

*Pending Sales ~ Increased 4.3%

*Closed Sales ~ Decreased 3.2%

*Inventory Levels ~ Decreased 25.4% - Leaving an average of 1.6 month supply of homes on the market.

*Median Sales Price - Increased 4.7%

*% or List Price ~ Increased .9 to 95.9%

2016 Closed in line with the rest of the year... No surprises were found when the numbers were crunched and compiled. 

When December 2016 was compared to December 2015 the following housing statistics are reported:

     *Homes for Sale was down 26.3%!!! Leaving 8,197 houses for sale!!! Again, to give that some perspective, there were 27,600 in 2007!

     *Month Supply of Homes for sale was down 30.4% leaving a 1.6 month supply...

2016, WHAT A YEAR!!! The numbers are in and some of the statistics will make your jaw drop while others are exactly what we expected and talked about all last year!

The Minneapolis Association of Realtors reported that all 13 counties showed continued recovery. Based on the numbers reported below, I would say that all have 'recovered'.
